Local campsite owners warned on new regulations

Landowners, farmers and rural businesses in the Newtown and Welshpool areas are being reminded that new rules governing temporary campsites come into force today.

The Welsh Government changes allow temporary tent campsites to operate for up to 60 days in each calendar year, more than double the previous 28-day allowance.

The rules could create new opportunities for farms, landowners and other rural businesses across north Powys to earn additional income from visitors.

However, operators must now notify Powys County Council before opening a temporary campsite so the local planning authority can decide whether prior approval is required.

Notifications must include a site layout plan, details of pitches and amenities, toilet and wastewater facilities, waste storage and disposal arrangements, highway access information and the proposed operating dates.

Planning officers will consider issues including wastewater management, rubbish disposal and vehicle access. The process is intended to ensure sites do not have an unacceptable impact on neighbouring communities, the environment or the highway network.

Temporary campsites within National Parks, National Landscapes and World Heritage Sites will remain limited to 28 days per calendar year.

Powys County Council’s Cabinet Member for Legal and Regulatory Services, Councillor Richard Church, said: “These changes introduced by the Welsh Government provide new opportunities for landowners, farmers and rural businesses to support our thriving visitor economy.

“At the same time, the new notification and prior approval process will help ensure temporary campsites are operated responsibly, with proper consideration given to environmental protection, highway safety and the interests of local communities.”

The changes apply from September 1, 2026, and cover temporary campsites for tents operating under permitted development rights.
